Call (706) 384-2514 with questions about specific documents or to confirm what you need to bring. Recording costs $25.00 per document per O.C.G.A. 15-6-77. You can get uncertified copies for $0.50 a page. Certified copies start at $2.50 for the first page, plus $0.50 per page after that.
Two witnesses are required, along with notarization, before a deed can be recorded. Under O.C.G.A. 15-19-51, the clerk cannot give legal advice. If you have legal questions, speak with an attorney.

The main statewide search tool for Georgia deed records is the Georgia Superior Court Clerks' Cooperative Authority (GSCCCA) real estate portal. Coverage starts January 1, 1999. Anything before that requires an in-person visit.

To search Franklin County specifically, filter results by county when using the GSCCCA portal. The statewide index includes all deed types: warranty deeds, quitclaim deeds, security deeds, and other recorded instruments. Each record links to an image of the actual document for account holders.
