When a deed is filed in Washington County, the Clerk of Superior Court receives and indexes it. The office is located at 132 S. Harris Street, Sandersville, GA 31082. The clerk's office accepts walk-ins Monday through Friday, 8:00 AM to 5:00 PM.

Call (478) 552-3186 with questions about specific documents or to confirm what you need to bring. Under O.C.G.A. 15-6-77, the recording fee is $25.00 per document. Uncertified copies run $0.50 per page. Certified copies are $2.50 for the first page, then $0.50 each additional page.

All deeds must be signed in front of two witnesses and notarized. The clerk's office cannot provide legal advice per O.C.G.A. 15-19-51. Seek an attorney for legal guidance.

Pre-1999 records are not in the online system. You must visit the office in person to access those older documents.

Washington County Online Deed Index

Georgia provides a statewide deed index through the GSCCCA real estate search at search.gsccca.org/RealEstate/. Index data goes back to January 1, 1999 for all Georgia counties.

Watch for these common problems: missing PT-61, only one witness, or no notarization. Any of these will get the document sent back.

When you submit a deed for recording, the clerk's office stamps it with the date and time received and assigns a book and page number. That number becomes the permanent reference for the document. Keep it for your records.
